Phase I and Phase II Environmental Site Assessments Services

Phase I Environmental Site Assessments (ESAs) are critical to starting projects safely and effectively. That is because the Phase 1 Environmental Site Assessment: 

⦁ Identifies existing or potential environmental contamination liabilities. 

⦁ Assesses risks of ownership for commercial, industrial, urban and rural properties, including but not limited to apartments, hotels, motels, and shopping centers prior to purchase sale or transfer. 

 

The Environmental Inspection includes a historical review of the property that can encompass up to four decades.

 

The Standard Process for Conducting ESAs

In the process of environmental due diligence, the standard first step is to conduct the Phase I Environmental Site Assessment. To ensure safety for future use, this Phase 1 ESA report must meet strict requirements of the American Society of Testing Materials (ASTM) Standards. 

 

There may be a second step if the site is considered contaminated or has the potential to harm future residents. If this occurs, a Phase II ESA may be conducted, which results in a more detailed investigation involving chemical analysis for hazardous substances and/or petroleum hydrocarbons.
